De meeste mensen die een woning willen kopen zullen hiervoor een hypotheek af moeten sluiten. Dit betekent dat men een grote lening aangaat bij een bank of andere geldverstrekker en op die manier eigenlijk gedurende een periode van 20 of 30 jaar betaalt voor een woning. Hierbij wordt er iedere maand natuurlijk rente betaald over het bedrag dat open staat en worden er eventueel aflossingen gedaan. Het is echter niet verplicht om aflossingen te doen en dat is precies wat we zien bij een aflossingsvrije hypotheek. Hierbij betaalt men namelijk de gehele looptijd een maximale rente, om aan het eind van de looptijd de hypotheek in een keer af te lossen. Dit lijkt op het eerste gezicht misschien een dure optie, maar aan de hand van een behoorlijk belastingvoordeel valt dit dan weer heel erg mee en dat is precies de reden waarom zoveel mensen hier voor kiezen.
Zoals gezegd dient men bij een hypotheek te betalen voor het bedrag dat nog openstaat en eventueel aflossingen te doen. Wanneer men er voor kiest om tussentijds aflossingen te doen wordt het openstaande bedrag natuurlijk lager en hoeft men daardoor iedere maand minder rente te betalen. Deze rente valt echter af te trekken voor de belasting, waardoor het interessant is om deze zo hoog mogelijk te houden. De aflossingen die men doet zijn namelijk niet af te trekken. Wanneer men er voor kiest om alleen rente te betalen kan er op die manier maximaal worden geprofiteerd van het belastingvoordeel en kan men aan het eind van de looptijd het gehele bedrag alsnog in een keer aflossen.
Binnen een aflossingsvrije hypotheek is het natuurlijk wel van belang dat men aan het eind van de looptijd ook daadwerkelijk voldoende geld bij elkaar heeft om het totale bedrag in een keer af te lossen. Men kan er natuurlijk voor kiezen om iedere maand zelf het bedrag te sparen dat er normaal afgelost zou worden, maar daar bestaan ook oplossingen voor die een stuk minder discipline vragen. Zo is het mogelijk om een soort spaarrekening bij de geldverstrekker of de bank te openen, waar men gedurende de looptijd niet bij kan. Op deze rekening wordt iedere maand een bepaald bedrag gestort in de vorm van een premie. Op die manier komt men aan het eind van de looptijd tot het juiste bedrag en kan men met zekerheid de aflossingsvrije hypotheek aflossen. Er wordt zo geen risico gelopen en dat is natuurlijk zowel voor de geldverstrekker als de hypotheeknemer wel zo prettig.
Aan de andere kant is het ook mogelijk om ervoor te kiezen om het geld bij elkaar te verzamelen door te beleggen. Uiteraard brengt dit wat meer risico met zich mee, waardoor men er niet helemaal zeker van is dat het totale bedrag aan het eind van de looptijd beschikbaar is om de aflossingsvrije hypotheek af te lossen. Aan de andere kant is het wel een interessante optie voor iedereen die wel van wat risico houdt, want het kan gemakkelijk veel meer opleveren dan een spaarrekening.
